Hotel Metrics
Hotel Metrics (Report → Hotel Metrics, /stats/metrics) is the hospitality-industry KPI (key performance indicator) page — occupancy, rate, and revenue benchmarks for one asset at a time.
Who can access this: Requires the Bookings permission (read) plus the Hotel Metrics switch. Visible for Resort or Liveaboard assets (not Dive Center). Recalculate additionally needs the Bookings update permission.
Hotel Metrics page
Pick one Asset, a date range, and a Group By (Day/Week/Month/Year), then read the page top to bottom:
- KPI cards — six figures totalled/averaged across your whole selected range: Occupancy/Room, Occupancy/Bed, ADR, RevPAR, Lead Time, Cancellation Rate. Hover a card for the exact formula. A dash (—) means there's nothing to calculate from (for example, zero rooms available).
- Trend charts — Occupancy Trend, Revenue per Room (ADR/RevPAR/TRevPAR), and Average Length of Stay, plotted across your Group By periods.
- Per-period table — every figure above plus a few more, one row per period, sortable by any column.
Note: Every ratio here is weighted correctly, never an average of averages — Gurita totals the raw room-nights and revenue behind a 3-month view first and only divides at the end, so a quarter's figure is never just its three monthly figures averaged together.

| Occupancy / Room | Room-nights occupied ÷ room-nights available in the period (a 10-room hotel over 30 days has 300 room-nights available). |

| ADR (Average Daily Rate) | Room revenue ÷ room-nights occupied — what an occupied room earned on average, regardless of how full you were. |
| RevPAR (Revenue Per Available Room) | Room revenue ÷ room-nights available — whether occupied or not. RevPAR = ADR × occupancy, so it blends rate and fill into one number. |
| TRevPAR | Same denominator as RevPAR, but the numerator is total revenue (room + extras). |
| ALOS (Average Length of Stay) | Average nights per stay for arrivals in the period. |
| Lead Time | Average number of days between booking and arrival. |
| Cancellation Rate | Cancelled ÷ (arrivals + cancelled), as a percentage. |
| Bookings | Arrivals — stays beginning in this period, not a raw booking count. |
| Lost Revenue | Estimated room revenue lost to cancellations. |
| FOC Bed-Nights | Bed-nights given free of charge (comp guests). |
| Rooms in Maintenance | Room-days blocked out of order or under maintenance in the period — summed across days, not a single live count. |
How to read it: watch ADR and Occupancy/Room together, not alone. Occupancy climbing while ADR holds flat means you're filling rooms without testing higher rates; ADR dropping while occupancy holds flat usually means discounting. RevPAR moves with both, so it's the one number to watch if you only have room for one.
Tip: Gurita quietly refreshes roughly the last 90 days of these figures every night. If you just edited an older booking and a past period looks stale, click Recalculate to refresh exactly the asset and dates you're viewing — it only takes a moment.
Note: Export CSV downloads everything in the per-period table plus a few figures not shown on screen (room-nights/bed-nights available and occupied, room and total revenue, cancellations). Unlike the rest of this chapter, its columns are comma-separated, since the file is built in your browser rather than rendered by the server.
