Yield
Yield lets a resort's rates flex automatically with occupancy — busier nights push prices up, quiet nights pull them down — without touching the rate sheets themselves. One yield rule applies at quote time to the rate sheets you choose; nothing on those price lists is rewritten. Revenue managers and reservations staff use this page to build the rule and watch its effect on a live quote before switching it on.
Who can access this: Requires the Prices permission. Visible when the Resort module is active. Open Master Data → Prices, then choose Yield.
Picking a resort
Select a resort to manage its yield rule — each resort has its own, independent of any others your company runs. A resort with no rule yet shows "This resort has no yield rule yet"; choose Create yield rule to start one.
Turning it on
The header carries an On / Off toggle and Save. While it is Off, a notice explains: "Yield is off — nothing is rewritten right now. The ladder below still applies as soon as you turn it on." You can build and refine the whole ladder before switching it on for guests.
Save stays blocked with "Fix the tier ladder or guardrails before saving" until the ladder and guardrails below are valid. Leaving the page with unsaved changes always asks you to confirm first.
The quote preview card
"What a guest is quoted right now" shows the effect of the rule on a live example, without saving anything:
- A House X% booked badge shows current occupancy for the resort.
- Pick a Room type, Guests and Date; an Occupancy stepper lets you try a different occupancy than the live one (Reset to live returns to the real value).
- If the rate sheet you're previewing has boards, a board picker appears alongside it.
- The preview rate shows the formula behind it: the base rate, which tier matched, that tier's occupancy range, and the resulting adjustment.
Tip: Use the occupancy stepper to check the edges of your ladder — what a guest is quoted right at a tier boundary, or when the resort is nearly full — before you turn the rule on.
Rates this yield applies to
"Rates this yield applies to" lists the resort's rate sheets and how many of them are ticked. Tick the ones this rule should adjust; "No rate sheets found for this resort" shows if none exist yet. Each row is labelled Base list or Derived list (see Derived rate sheets), or No stored rate where nothing is priced yet. Preview / Previewing lets you check a row's yielded price inline; a row the rule doesn't move is marked unchanged.
Note: Contract rates are never yielded — they are left out of this list.
The tier ladder
Occupancy tiers is the ladder itself: one row per tier, with Tier, Occupancy (the range of house occupancy it covers), Adjustment (a percentage, positive to mark up or negative to discount), Effect, and the resulting Price. Use Add tier and Delete tier to shape it.
The ladder must cover 0–100% with no gap and no overlap — the first tier always starts at 0%. Saving is blocked while a gap remains under some occupancy percentage, or two tiers overlap. Negative adjustments are allowed, so a tier can discount as easily as it can mark up.
Guardrails
Floor and Cap set the absolute lowest and highest price the ladder is ever allowed to produce, in the price list's base currency — "The floor can never reach the cap." Whenever the ladder's adjustment would push a rate past one of them, the quote is clamped and marked Clamped to the floor or Clamped to the cap.
Note: Guardrails win over the ladder, always.
What happens to existing bookings
Yield is applied once, when a booking's quote (its calculation) is first created. The occupancy, tier and adjustment used are stored on that booking at that moment. Re-evaluating the booking later — a change, a recalculation — replays the same stored adjustment; it never re-reads current occupancy. A confirmed booking therefore keeps the factor it was quoted with even if you edit the ladder or occupancy shifts afterward.
OTA rates follow the ladder
Rates pushed to channel managers follow the same ladder, evaluated at export time. When a tier changes for a resort and date, Gurita re-exports the affected dates; a nightly sweep also re-checks every future date, so OTA rates stay in step with the ladder even without a new booking triggering it.
